Our Story

The Florida Nest was founded by Kim Meredith Hampton & husband Scott Hampton, who have over 30 years of experience in management in the beautiful state of Florida. They are a well respected and reputable vacation, short-term and long term rental property management company serving all of Central Florida from Orlando to St. Petersburg and its surrounding areas. They currently manage a portfolio across central Florida, but are most definitely more of a boutique style management company. Sometimes in a large platform you can sometimes feel like a lost and forgotten client and not given that special touch which is so sorely needed in property management. They always try to make every attempt to make you and your guests love where they have chosen to take a vacation.

Our team is dedicated to helping clients generate income by managing their vacation homes. We have a team of experienced property managers who are quick to address any guest issues and prevent potential problems. At The Florida Nest, we strive to provide exceptional rental services and accommodate your needs with a personalized approach. Scott has been involved in real estate for over 30 years. Currently owns Hampton & Hampton Management & Leasing, which is a long term property management company, also co-owner with his wife Kim for Hampton Real Estate Advisors, which works exclusively with investors, and most recently, a brand new co-working space in St Petersburg, Fl. Scott also served on Orange County code enforcement as a member and chairman for three years. Has a wife, son and dog.

Lawrence Smith is an accomplished and versatile professional with a track record in a range of industries. With a mechanical engineering degree from Rochester Institute of Technology and extensive experience in the aerospace industry, Lawrence has developed a deep understanding of complex systems, project management, and safety and precision.

In addition to his aerospace experience, Lawrence has also worked in the semiconductor equipment manufacturing industry for two years, gaining exposure to cutting-edge technologies and processes. This broad understanding of different industries and technical expertise makes him an ideal candidate for solving complex business challenges.

Beyond his corporate experience, Lawrence is also a successful entrepreneur, having owned and managed a commercial landscape business for 16 years. This experience provided Lawrence with a deep understanding of financial management, marketing strategies, and effective business operations.

Today, Lawrence leverages his extensive experience and knowledge as an independent business consultant. Specializing in business planning, operations management, marketing and sales, and financial analysis, providing strategic advice and guidance to businesses of all sizes and sectors.

Sindy Zheng is a successful entrepreneur and investor, with a diverse background in accounting/audit, restaurant management and real estate. She worked for Ernst and Young as an auditor in the financial section for several years. Then she decided to become a restaurateur with her late husband. Over the years of working in the hospitality industry, she understood the importance of providing amazing customer service and experience.

After the pandemic, she began to explore opportunities in real estate investing, specifically in the area of short term rental and multifamily. She is am grateful and proud to join the team to provide value and utilize my entrepreneurial experience and knowledge to optimize revenue for our clients.

She is a huge foodie and love to travel with her kids to show them the world. They are always looking for experiences.

Brittany is a Florida native born and raised locally in Seminole Florida! She is a mother of 2 great sons and 2 spoiled four-legged fur pups named Stomri & Osi.

In her spare time she loves to travel and meet new people as well as create new memories and amazing experiences with her family. Her youngest son is in his 3rd year of competitive baseball, while her oldest is focusing on his love for engineering and working on setting up his future career path. One of the best parts of life is watching them grow into handsome smart young men. Brittany have been involved with property management, vacation rental services, the cleaning service as well and even the hosting side of the industry for 8 years & counting!! She enjoys it so much. She had the pleasure of meeting wonderful new people along the way, as we share this beautiful city together with all our guests. The downtown St Pete area is a great location with so many places to go and see. Always great to hear about our guests and what they enjoy in life too!!

Stephanie Hartley

Stephanie Hartley was born in Columbus Ohio and relocated to Seminole Florida at the age of three. She is married and has three children: Kayden, who is nearly 14 years old, Brielle, who is almost 9, and Brantley, who is about to turn six. In addition, Stephanie and her family have two furry companions, Tyson and Max. They enjoy spending time outdoors, going on adventures, and can often be found at the baseball field for Kayden’s games. When not at the baseball field, Stephanie and her family love to spend time at the beach or on their boat.
