The Florida Nest is a boutique-style vacation rental management company that offers concierge-style services to you and your guests. We respect our guests/tenants and ensure a unique rental experience for them. Our team is specialized in handling all types of property. We can take care of everything from bookings, cleaning between each guest, maintenance, dynamic pricing, guest requests, professional photos, and so much more.
How do I get paid my monthly rent proceeds?
We keep our property owners updated 24/7 through our advanced owner portal. We pay out owner proceeds by ACH to your account once a month around the 5th-10th for the previous month’s bookings.
What is included in my monthly management fees?
Our pricing structure is simple and transparent. We charge a management fee of 20% of the overall monthly earnings, and a nesting fee of $159/month for larger properties. Your monthly management fee includes the following; cleaning between every guest, paying for damaged items up to $1000 during each guest stay, scheduling maintenance, bookings, guest services 24/7, processing of payments, monthly ACH payments, dynamic pricing software, advertising on our website, Airbnb and VRBO, remit monthly sales and tourist taxes on your behalf, monthly and year-end statement, plus 1099 issuance.
Are you pet friendly?
It’s up to you. If you allow pets on your property, you can earn more bookings for your rentals. Tenants with pets will enable us to make more money in revenue. We get repeat guests and great reviews. Also, we recommend LVP (Luxury Vinyl Plank) flooring in all rentals, as it wears well and can withstand your furry friends.
What is provided in the rental?
All our rentals are fully furnished and stocked with modern amenities, including Wi-Fi, free parking, dishwasher, refrigerators, washers and dryers. You can also lease our coworking spaces with dedicated desks, hot desk private offices, Internet, and coffee bars.
Do you clean rentals regularly?
